Not only that, besides apparent improvements there's maintenance.... a new boiler or hot water heater, repairs to the roof, repairs to apartments that tenants have damaged that cost more than their security. ALWAYS someone overloading the washing machine and flooding the basement.

For several years I managed my property myself.
There were midnight calls from tenants who broke faucets and didn't know how to stop the water, and all sorts of weird stuff that just couldn't wait. I was constantly running down there (a 45 minute drive) to address a scary bug, strange smells, some strange car in the parking area.....

I was there sometimes more than I was home, meeting plumbers, carpenters, deliveries for new appliances.
I got to know my tenants quite well and about their lives. We were close, and recently found out when they spoke to each other about me - they referred to me as "Mom." That warmed my heart more that one can know.

But health issues and sometimes weather would get in the way of my taking care of things, so I handed over control to a property manager .... that takes a good chunk of $ from my income from the property - NOT as well as I would do it.

Yes the greedy landlords give the rest of us a bad name, but there are more caring property owners than you may assume.

I know people who have rented from corporate owners for over a decade and now pay almost 100% more in rent than when they started. with corporates owning over 11 million homes the prices of homes are artificially higher than they should be. our system is broken and somehow someway we have to get back some sanity.

also corporate does not include appliances in many of their homes, including garbage disposal , washing machines, dryers, and many others...

6. Home buyers quite often have their own appliances. Builder stock homes don't usally include appliances.

(does the plumber that comes to your house work for the same price he did 10 years ago? the roofer? the garbage man? the tax man?)

5. Absolutely correct. Some seem to like their very own info silo with nothing coming in, only nonsense going out.
