Puget Sound region home prices remain steady as listings climb
Residential listings across the Puget Sound region climbed in March compared with a year ago, but home prices showed only modest movement, according to data released Thursday by the Northwest Multiple Listing Service.
New listings increased last month across King, Snohomish, Pierce and Kitsap counties, signaling a broad spring market rebound. King County drove the increase with the largest share of new inventory, while Snohomish and Pierce counties posted steady gains and Kitsap saw a smaller uptick. The data points to a regionwide expansion in supply as sellers return to the market.
Price growth, however, remained uneven. Statewide, the median home price reached $640,000, which is down 1.5% from a year ago but up 3.2% from February, reflecting seasonal momentum. Within the four-county Puget Sound region, changes were relatively muted. King Countys median price rose slightly to $859,618 from $855,000 a year ago. Snohomish County declined to $738,000 from $755,000, while Pierce County edged up to $557,000 from $555,000. Kitsap County saw the strongest gain, increasing to $575,000 from $550,000 last year.
Across the 27-county NWMLS service area, active listings surged 29% in March from a year ago, even as sales remained flat, highlighting a growing imbalance between supply and demand.
