fifteen miles inland in Collier County the one house for sale sold in April after a year on the market to a Russian who is in management in tech. The two vacant lots sold in a few months to a Malayali and a Kannadiga, both in tech management. They are building a house on one lot right now.
The real estate prices, even inland, are far above what most local workers can pay, even for two earner households with no children. And insurance companies started fleeing the state several years ago because there was so much fraud, particularly roofing fraud. The hurricanes are only part of the story. Through Irma, Ian, and Milton the houses in my area had no damage and insurance companies are still cancelling policies after doubling premiums every year for three years.
Much of the local housing market is held by extremely wealthy people, many of whom made money in real estate, who are well-positioned to hold through the usual cycles. What will happen with the black swan events like loss of faith in the dollar, unavailability of cheap immigrant construction labor, and skyrocketing insurance rates is another matter, however these unavoidable events seem to be just now popping up on the radar for the conservative speculators.
It sure seems like Publix and Walmart are noticeably less crowded and there is less traffic on the streets.
