Donbas makes up around 9 percent of the entire land mass of Ukraine and has around 15% of the population. More importantly, it is the industrial and mineral rich part of Ukraine.

This would be a very bad deal for Ukraine and very good deal for Russia. Lifts Russia sanctions, no war reparations for Ukraine, enforced smaller army for Ukraine with limited weapons... Ukraine would essentially become a client state of Russia again. No NATO, probably no EU membership... all to stop a war that Russia is losing ( the lines are fairly static but Russia is losing the resource and economic war ).
