2. that is something i have learned the hard way many times in many things.

this is going to be a rental property, so i want to do a solid job. i am already in my 60's, so i dont want to be re-doing things in 10 years.
i am farming out the exterior, and have a couple partners in the project that will do the interior. we are practicing up to do a couple of flips. if we can do this quickly enough, we will get another and sell it.

i have one guy coming who just did a roof across the street. he comes highly recommended. i asked for a couple quotes online from some window companies and the "local contractor" turns out to be sears and home despot. thinking they arent gonna be on the top of the list.
